Good example. But cannot understand how big are loan term. Take example: 10 y. mortgage, % rate 4 %. Simple interest rate. S= 160 000[1+ 10×0.04] = 224 000. Monthly payment:  basic amount + %.  Pay = 224 000/ (10×12] = 1 866.6.  Interest payment per month ~ 533.3.  Overpayment 224 000 / 160 000 = 140 %.
